The South Bend Home Improvement Program (SBHIP) provides assistance for home repairs, such as roof, furnace, electrical or plumbing. The SBHIP also helps with exterior structural repairs that will make a positive impact on the neighborhood.
The South Bend Home Improvement Program - What is it really?
This program provides either a grant or a loan/grant combination to make needed repairs. Eligibility for assistance is based upon total household income. Those eligible for a full grant can receive up to $12,500. If repairs needed exceed the $12,500, an additional $5,000 can be awarded in the form of a due-upon-sale mortgage. A mortgage that is due upon sale has no monthly payments, 0% interest, and the balance is due when the home is sold, you no longer reside in the home, or upon death of the owner.
Applicants for the loan/grant combination may receive up to $25,000 in repairs, with 50% in the form of a grant. The interest rate of the loan is 0% and the maximum term is 20 years. The loan amount cannot be more than the value of the home (including all loans secured by the home).
